What is Plot area?

Plot area and built-up area are two different things. Let us discuss both of them below one by one. And see “How do you calculate the Built-Up area from the plot area”.

Plot area simply means the total land area enclosed by the boundary. Or Plot area is a piece of land possessed by the client. The plot area is also called the site area.

To build a structure, one should follow the building bye-law. According to the bye-laws of the area where the structure is being made, the buildable area is fixed.

Generally, for a residential building,70% is a buildable area. It varies with the type of buildings.

What is Built Up area?

How do you calculate the Built-Up area from the plot area?

Built-up area refers to the summation of total floor areas. Also, the Built-up area is the sum of the carpet area plus the area of walls plus balcony areas.

What is FAR and set back?

FAR stands for Floor Area Ratio. It is the ratio of the total built-up area to the plot area. FAR is fixed by the authority to restrict the land height of the building to reduce haphazard urbanization.

Set back is the minimum distance that the building or other structures must be left from road, rivers, and other structures.

Example-1

Suppose plot no 45 has a land area of 0-3-3-1. How many stories of the building can be constructed on that particular plot with a FAR of 1.5?

Solution,

We know that,

1 anna =342.25 Sq. ft

1 paisa =85.56 Sq. ft

1 daam=21.39  Sq. ft   

Therefore, Total Plot Area= (3*342.25) +(3*85.56) +(1*21.39)

                                        =1304.82 Sq. ft

Assume, ground coverage =70%

We have FAR= 1.5

How do you calculate the Built-Up area from the plot area?

Therefore, Total Built up area=1957.23 Sq. ft

Since, ground coverage is 70%, i.e. 913.374 sq. ft. This means an area of the ground floor should not be greater than 913.374 sq. ft. let’s take a ground floor plan to be 900 Sq. ft

How do you calculate the Built-Up area from the plot area?

Example-2

Suppose that in a plot area of 800 sq m, a star hotel is to be constructed. Calculate the built-up area.

Solution,

According to the building bye law, for star hotels ground coverage is 40% and FAR=3.

Example-3

Suppose that, a 2.5 story building has a plot area of 1150 sq ft, a star hotel is to be constructed. Calculate the built-up area, if the carpet area is 600 Sq. ft, the wall area is 10% of the carpet area and 50 sq ft balcony.

Solution,

We know that,

Build up area = Total carpet area+ areas of wall+ balcony

                     =600+(0.1*600) +50

                     =710 Sq. ft

Since total nos of floor is 2.5 Total Build up area is 2130 sq.ft
